Tax agent for builders in Melton.

Registered building practitioners, domestic builders and small-volume residential outfits all live in different parts of the tax code. A registered tax agent in Melton who already understands HIA contracts, retentions and progress payments is the difference between a clean year-end and a stressful one.

Melton's housing stock is the work of builders pacing the land releases. From Aintree to Eynesbury, the trade defines the suburb. Straight up, fixed fee, on time.

REGISTERED · TPB 26321143
Most domestic builders run a Pty Ltd — $1,490 base + bookkeeping (from $180/mo) + quarterly BAS ($90). TPAR is included in the year-end engagement. Sole-trader builders: $349 + BAS. All prices exclude GST.

WHAT YOU CAN CLAIM

Deductions specific to builders.

01

VBA registration and CPD

Victorian Building Authority registration renewals (DB-U, DB-L, DB-M categories), required CPD points and any specialist endorsements are deductible.

02

Insurances — public liability, contract works, PI

Premiums for the policies your contracts require. Domestic building insurance (formerly home warranty) on each build is deductible against that build's income.

03

Subcontractor payments

Substantiated through the TPRS (Taxable Payments Reporting System) which we lodge each August. We make sure every subbie ABN is recorded against the payment.

04

Vehicle, site signage, marketing

Logbook for the work vehicle. Site signage with your registration number, supplier-funded co-branding, lead generation through HIPages or local advertising — all deductible.

05

Office costs — site office or home base

If you run a site office (caravan or container), it's deductible. Home-office running costs at the work-use percentage if you run admin from home.

06

Industry body fees

HIA, MBV, MBA membership fees and accreditation costs.

COMMON MISTAKES

What we see at audit.

MISS 01
Recognising income on contract signing

Builders don't pay tax on a contract — they pay on revenue earned. Progress payments are revenue when invoiced; retentions are income when released. Mis-timed recognition can pull tax forward by a year.

MISS 02
Forgetting TPAR

Builders must lodge a Taxable Payments Annual Report every 28 August reporting payments to subcontractors. Missing TPAR is a $313+ penalty per occurrence. We file it as part of the year-end engagement.

MISS 03
Mixing personal and business borrowings

Drawing from the business loan facility for personal spending creates a Div 7A loan in a Pty Ltd structure or a private-use adjustment in a sole-trader/trust. Both are messy at year end. We monitor and clean it up.

Questions builders ask us.

Can't find what you need? Call (03) 8732 2126 or email info@taxtracker.com.au.

Usually when net profit consistently exceeds $80–100k or when domestic-building insurance becomes a bottleneck on the sole-trader licence. The timing affects how the existing work-in-progress, retentions and contracts roll over. We model both scenarios before recommending.
